Today home inspections should include the 4 point inspection. However, in the past the 4 point inspection was for homes 20 to 30 years old.
A 4 point inspection includes:
1. Heating and air conditioning, concerns are if the elements are in poor condition, or are in need of being updated or replaced or were improperly installed they may cause a fire or water damage to a home.
2. Electrical wiring and panels, concerns are if the elements are in poor condition or are in need of being updated or replaced or were improperly installed they may cause a fire or other damage to a home.
3. Plumbing connections and fixtures, concerns are if the plumbing is in poor condition or in need of being updated or replaced. If the home has polybutylene plumbing you will have to replumb the house before an insurance company will insure this home.
4. Roof, a major concern is with a roof nearing the end of its reliable service life that it may fail while under the policy and the homeowner may seek a reimbursement from the insurance company for damages to the home and it’s contents.
One additional inspection…..a Uniform Wind Mitigation Verification Inspection whichdes significant discounts to a homeowner the home qualifies.
Today I highly recommend that when you order a Home Inspection that includes the 4 Point Inspection and a Uniform Wind Mitigation Verification Inspecion. It will probably save you thousands on your home insurance and it will give you peace of mind.
